Stockton-Lodi home values are down 1.8% from a year ago

That's the FHFA home price index for the Stockton-Lodi metro, which covers all of San Joaquin County, April to June 2026 versus a year earlier. FHFA does not publish a quarterly index for Lodi alone.

It's a small change on a broad, slow-moving number, so if you're selling in Lodi, Woodbridge, Acampo or Lockeford, price to the sales closest to you, not the metro average.

What Lodi's Measure T is

Lodi Unified voters will decide Measure T, a $195 million school repair bond, on Nov. 3 (CBS Sacramento, Sept. 28).

The district calls it a continuation of its 2002 Measure K bond, and the report says it isn't projected to raise property tax rates; your voter guide has the official tax rate statement. I'm sharing what's on the ballot, not telling you how to vote.

Homeowner tip

Two tax dates and a $7,000 break

Property tax bills go out by Nov. 1: pay the first half by Dec. 10 and the second half by April 10 to avoid a penalty.

Also look for the Homeowners' Exemption, which takes $7,000 off the taxable value of the home you live in. If it's missing, file form BOE-266 with the San Joaquin County Assessor by Feb. 15.
